Saratoga Springs' West Side stretches from just west of downtown Broadway out toward the city line, between Greenfield Avenue and West Circular Street. Its compact, walkable streets, including Church, Washington, Grand, Ash, Walnut, Beekman and Van Dorn, mix 19th-century homes on narrow lots with stylish new condos close to downtown. Restaurants, the farmers market, the train station and Saratoga Hospital are all close by.

The West Side grew up around the railroad, which arrived in 1833 with a station near Division and Franklin streets. Merchants built handsome Greek Revival homes around Franklin Square, the city's first historic district, while the surrounding blocks filled in with the homes of the craftsmen and workers who kept the resort town running.
Today much of the neighborhood is part of the West Side Historic District, listed on the National Register of Historic Places in 1994 with almost 600 properties. Exterior changes in the city's historic districts are reviewed by the City of Saratoga Springs Design Review Commission.
The classic West Side home is a two-story frame house with a front-facing gable and a porch, on a lot about 60 feet wide. You'll also find workers' cottages, two-family homes, a few grand townhouses around Franklin Square, newer infill houses, and a growing number of new condo buildings on Church Street, Railroad Place and Division Street.
About 50 homes and condos sold on the West Side in the past 12 months, listed from roughly $410,000 to $2.7 million, with many of the higher prices coming from new downtown condos. As of October 2026, about 24 homes and condos are for sale or under contract, priced from about $540,000 to $1.8 million.

The West Side is in the Saratoga Springs City School District, and the listings on this page are limited to homes within the district. The district assigns elementary schools by attendance zone and uses flex zones to balance class sizes, so confirm the school for a specific address with the district's attendance zone map and registrar.
