East Side / Union Avenue Homes for Sale

Welcome to the East Side and Union Avenue

The East Side is Saratoga Springs' classic in-town neighborhood, stretching from Congress Park and downtown Broadway east toward the Saratoga Race Course. Its level, tree-lined streets, including Union Avenue, Circular, Regent, Caroline, Spring, Phila, Lake, Nelson and Fifth, are filled with Victorian and early 20th-century homes, with sidewalks and back alleys laid out in a grid. Downtown restaurants and shops are a short walk away, and in summer the track is right down the street.

History and the Historic Districts

As Saratoga Springs grew into one of the country's most fashionable resorts in the late 1800s, wealthy summer visitors built grand "cottages" along Union Avenue, the route from Congress Park to the race course. The city's merchants, spa owners and builders settled the streets just north of it, often in scaled-down versions of those homes by the same architects, including R. Newton Brezee, who lived on Caroline Street. Skidmore College got its start here in the early 1900s before moving to its North Broadway campus in the 1970s.

Much of the area falls within the Union Avenue Historic District (listed on the National Register in 1978) and the East Side Historic District (listed in 1982). In the city's historic districts, exterior changes and signage are reviewed by the City of Saratoga Springs Design Review Commission, so ask us how that could affect any plans you have for a home.

The Homes

Most homes here were built from the mid-1800s through the 1930s, in styles from Greek Revival, Italianate and Queen Anne to Colonial Revival and bungalows, many with the deep front porches Saratoga is known for. You'll find everything from small cottages to grand Victorians on Union Avenue, along with two-family homes and a growing number of condos in renovated buildings and newer construction close to downtown.
