McKownville is a close-knit, village-like hamlet on Guilderland's eastern edge, tucked between the Albany city line and the Northway. Homes sit close together on sidewalk-lined streets, Stuyvesant Plaza is at the center of the neighborhood, and the University at Albany's uptown campus is right next door. It is one of the most walkable places to live in Guilderland.

McKownville is named for the McKown family, who settled here in the late 1700s. In 1790 William McKown built a tavern at what is now the corner of Western Avenue and Fuller Road, and the family later donated land for the Great Western Turnpike, a church and the first schoolhouse. The Albany Country Club opened here in 1896; its grounds later became part of the University at Albany's uptown campus in the 1960s. Stuyvesant Plaza was the first suburban shopping plaza built outside the Albany city line.
Residents formed the McKownville Improvement Association in 1924, and it still works to protect the neighborhood's residential character. The McKownville - Country Club Highlands Historic District recognizes the area as an early suburban enclave.
You'll find a mix of early 20th-century homes, 1940s and 1950s capes and colonials, mid-century ranches and split-levels, and some condos along Western Avenue. Many homes have Albany mailing addresses even though they are in the Town of Guilderland.
The McKownville and Country Club Highlands area sees steady activity: about 85 homes and condos sell here in a typical year, most between roughly $250,000 and $450,000. As of October 2026, about 25 homes are for sale or under contract, priced from about $200,000 to $650,000.
